Finding the right apartment in Memphis, TN comes with a lot of questions, and we believe getting answers should be simple. At The Preserve at Forest Creek, we’re here to provide clear, straightforward information about leasing, amenities, policies, and what it’s like to call our community home. Whether you're planning ahead or ready to apply, you’ll find the details you need to feel confident in your decision. 

  • We offer flexible lease terms ranging from 6 to 15 months.

  • You can schedule a tour by calling our leasing office or booking directly through our website. We also welcome walk-in tours at your convenience!

  • There is a $60 non-refundable application fee per applicant, along with a $240 administrative fee.

  • To apply you’ll need: Valid ID, Completed Application, Proof of Income showing at lease 3 times the monthly rent (gross income).

  • Our community offers a wide range of amenities designed for comfort, convenience, and connection.  

    Community Amenities include:  

    • Fitness Center  

    • Yoga Studio  

    • Basketball Court  

    • Tennis Court  

    • Playground  

    • Carwash  

    • Swimming Pool and Heated Spa  

    • Outdoor Kitchen space with Grilling station and TV 

    These amenities are thoughtfully designed to support an active and social lifestyle.

  • We offer open parking for residents, with vehicle permits required. Each licensed resident is allowed one vehicle; additional vehicles require the rental of a garage. 

    Select apartment homes feature direct or indirect garages. If your home does not include a garage, you may rent one for $135 per month. 

    Guest parking is available in designated areas throughout the community.

  • For urgent maintenance issues, please contact the leasing office during business hours or follow the after-hours emergency prompt. If you are experiencing a life-threatening emergency, please call 911 immediately.

  • Yes! We are a paperless office, so all payments are made through Resident Portal. Autopay options are available.

  • Rent is due on the 1st of each month. Late fees are equivalent to 10% of your rental amount.

  • Early termination policies vary. Fees and notice requirements will be outlined in your lease.

    • Obtain approval 

    • Sign Welcome Letter and Lease Agreement 

    • Schedule Move-in Time with Leasing Consultant 

    • Schedule utilities to connect with MLGW 48 hours prior to move-in date 

    • Pay deposit and 1st month’s Rent electronically via Money Gram at participating locations. 

    • Conduct Move-in Inspection with Representative Present.
